September is in the books, and the Dundas detached market has a story to tell. Watch the video above for the full breakdown.

The headline numbers for September 2026:
12 detached sales (sold + pending)
$843,000 average sale price

A valley town with its own market personality
Dundas is a valley town, and it has its own market personality. Tucked between the escarpment and the bay, Dundas does not always move in lockstep with the broader Hamilton market. Tree-lined streets, a vibrant downtown, top-rated schools, and small-town charm keep demand steady even when surrounding areas cool off. That is exactly what we are seeing: a resilient little market with its own rhythm.

Advice for sellers: price to today's market.
The buyers are out there – 12 detached sales prove it – but they are selective. Homes priced right are selling; homes chasing yesterday's prices are sitting. A sharp, realistic list price is your best strategy right now.

Advice for buyers: you have the most negotiating room we have seen in years.
More choice, more time to decide, and sellers who are ready to deal. This is the window buyers have been waiting for – do not be afraid to use it.

Dundas Real Estate Market Update: September 2026

Dundas isn't just another Hamilton neighbourhood — it's a valley town with its own market personality. Limited supply hemmed in by the escarpment, a heritage downtown people actually walk to, and buyers who specifically want Dundas, not just "somewhere in Hamilton." That desirability is exactly why Dundas numbers deserve their own conversation.

Dundas, right now — real numbers

Pulled live from MLS (October 9, 2026):

  • 43 active detached listings in Dundas, averaging $1,123,129 list price (range: $539,900 to $3,450,000)

  • 16 recently sold or pending detached homes, averaging $969,125

Read that gap carefully: average list price $1.12M against average sold price $809K–$969K. Dundas sellers are listing with ambition; buyers are closing closer to reality. That spread is the single most important thing to understand if you're pricing a Dundas home this fall.

Townhouses: the contrast

The townhouse side of Dundas tells a different story. Four recent townhouse results (1 sold, 3 pending), averaging ~$599,700 list:

  • 3 Burdock Lane #33 — sold $535,000 against a $499,000 list. That's 7.2% over asking.

  • Three more pending between $565,000 and $695,000.

Well-priced Dundas townhouses aren't just selling — they're drawing competition. If you're a townhouse seller, this is your segment's moment. If you're a buyer, don't expect a discount here the way detached is offering.

On the active side: 11 townhouses currently listed in Dundas, averaging $661,564 (range: $399,900 to $1,189,000). Two already carry price-decrease badges — even in the hotter segment, overreach gets corrected fast.

What it means in Dundas specifically

Dundas tends to hold up better than the city average — constrained supply and consistent demand from buyers who won't consider anywhere else. But "holding up better" still means pricing to today's market, not 2024's. The homes moving right now are the ones priced to current conditions with strong presentation. The ones sitting are priced on memory.

For buyers: this is the most negotiating room Dundas has offered in years. If you've been waiting, the window is open.

The number that actually matters

No city-wide average — Hamilton's or anyone else's — tells you what your Dundas home is worth. Your street, your lot, your condition: that's the valuation. I run free home evaluations with real comparable sales from your immediate area, including the expired and cancelled listings that tell the real pricing story.
